At Sanders Property, we are committed to be upfront with our charges and fees. The table below shows all Landlord fees shown inclusive.

We advertise your rental property extensively. We also consider the requirements of both landlord and tenant to ensure your property is let to the most suitable tenant at the best possible price.

We work on behalf of London landlords who want to let their own property or buy-to-let property, and professional landlords who maintain a portfolio of properties for rent. We are committed to renting our landlords' properties in a professional manner and we make sure it is you we are looking after at all times.

Our London property services cover the initial market appraisal to moving day - our team of experienced letting agents will guide you through every aspect of the letting of your property. We take time to listen to you and your requirements.

We offer three different levels of service - Full Management, Standard Lettings Services and Tenant Introduction Service.

For our let only and tenant find service

  • Viewing the Property and advising on its preparation for the lettings market;
  • Marketing the Property to find a suitable tenant;
  • Referencing the prospective Tenant;
  • Preparing the relevant legal documents, including the Tenancy Agreement and the inventory and schedule of condition (if you request this);
  • Executing these documents, signing the Tenancy Agreement on your behalf (if you request this);
  • Checking the Tenant into the Property (if we are managing the Property);

For our Let Only, tenant find and rental collection service

  • Transferring Rents when cleared funds are received and the money is lawfully due;
  • Accounting to you for these monies received and paid over.

For Our Full Management service

  • Managing the Property during the Tenancy Agreement, arranging repairs and refurbishments as necessary or as agreed with you;
  • Accounting to you for these monies received and paid over.
  • At the conclusion of the Tenancy Agreement, checking-out the Tenant from the Property;
  • Arranging the release of the Deposit held and assisting with any Deposit disputes.

Landlord Fees & Charges 

There are various fees and charges associated with us letting and managing (where applicable) your property that we want you to be aware of. Standard Letting Service @ 10% 

Comprehensive Management Service @ 12 % (Including Standard Letting Service

Managed Only Service @ 6% (A Set-Up Fee of £300 Inc. VAT will also apply)

  • Discuss local letting market and agree rental level
  • Arrange photographs
  • Advertise property on Right Move and own website
  • Accompany viewing as required
  • Arrange tenant references
  • Assist with Right to Rent checks
  • Collect and hold tenant deposit as stakeholder
  • Register deposit with Tenancy Deposit Scheme (ASTs)
  • Collect and remit rent received
  • Chase rent arrears
  • Make any HMRC deductions and provide tenant with NRL8 (if relevant)
  • Liaise with landlord and tenant regarding renewal or termination
  • Arrange inventory and check-in and check-out
  • Arrange gas and portable appliance safety inspections
  • Undertake two property visits per year (subject to access)
  • Provide emergency tenant out of hours service 365 days a year
